19. Can I Use A Traditional Local Framing Crew That Has No Log Home Experience To Build Our Log Home?

Yes, Log Home Guys prefers this, and let me tell you why. Most log home erection crews in our industry float from one log home company to another until they wear out their welcome and move on. This creates many unwanted issues and bad habits.

1. They have learned how to build using many different manufacturers' systems, which are all different from company to company. This allows the builder to come onto your job site and use their previously developed methods versus following the engineered structural blueprints.

2. These builders, in most cases, are not familiar with local codes and the extra work that is required to erect a log home or cabin in extreme wind-load and/or wet, high-humidity conditions.

3. Almost all specialized log home crews will charge you twice what you will pay utilizing normal local framing contractors.

4. We have found that normal local framing crews, because they are not experienced in log home construction, bring no bad habits to the job because they have never seen or erected a log home. This requires them to follow our advice, ask questions, and follow the stamped engineered blueprints without deviation.

5. Most experienced log home crews are not licensed for your state or local municipalities, whereas most local framers or General Contractors are.

20. What Types Of Foundations Do We Normally Use For Our Cypress Log Homes?

Log Home Guys does not normally build our Cypress log homes on an on-grade slab. While an on-grade slab may be a less expensive way to build, we believe elevating the wood structure above ground level is better for the customer and the long-term life of the home.

Our foundation systems are designed around protecting the home from moisture, improving energy efficiency, providing long-term access to utilities, and meeting the specific requirements of the customer's property.

1. Five-Block-High Enclosed CBS Crawlspace or Stem-Wall Foundation
This is our preferred foundation system for many Cypress log homes. Building approximately five blocks above grade provides important separation between the wood structure and the surrounding ground.

This helps protect the Cypress structure from moisture wicking, rain splashback, and sprinkler splashback that can occur when wood construction is located too close to grade.

The enclosed crawlspace also provides access beneath the home for plumbing, electrical, HVAC, and other utilities, making future repairs, replacements, and modifications considerably easier for the homeowner.

The raised floor system can also be insulated underneath with closed-cell spray foam insulation, which Log Home Guys recommends. When properly applied and sealed, closed-cell spray foam helps create a continuous air and moisture barrier beneath the floor system and can help reduce pathways for soil gases such as radon to enter the home.

Properly insulating the floor also creates a better overall energy envelope and increases the thermal resistance, or R-value, of the floor system. Better insulation and a higher R-value reduce heat transfer, which can lower heating and cooling energy use and provide energy savings for the homeowner over the life of the home.

2. Walk-Out Basement Foundation
Walk-out basements are another option, particularly when the property's elevation or slope makes a basement practical. This can provide additional usable space while maintaining separation between the Cypress log structure and surrounding grade.

3. Four-Block-High Raised Slab Foundation
Where a slab foundation is appropriate, we can use a raised slab approximately four blocks above grade rather than placing the Cypress log structure directly on an on-grade slab.

This maintains important separation between the wood structure and ground-level moisture, helping protect the Cypress walls from moisture wicking, rain splashback, and sprinkler splashback.

4. Structural Piers in Flood Zones and Floodways
For properties located in flood zones and floodways, Log Home Guys can design the home using structural piers to elevate the structure as required by the property's conditions, flood elevation, and engineered design.

Structural pier foundations allow the home to be elevated above areas subject to flooding while the foundation and structure are engineered for the conditions of that specific building site.

The foundation is not simply the cheapest place to start construction. It is the first major decision affecting the long-term performance of the home. 22. What Is The Smallest Cypress Log Home Or Log Cabin Log Home Guys Offers?

Log Home Guys does not normally design or sell a standalone Cypress log home or log cabin under 1,500 square feet of heated space.

The reason is simple: after more than 30 years in the log-home industry, we have found that very small standalone log cabins are generally not cost-effective for the customer. Many of the same expenses involved in designing, engineering, permitting, manufacturing, delivering, and constructing a larger home are still required for a smaller home.

In many cases, a very small cabin can cost nearly as much to complete as a 1,500-square-foot home because the project still requires many of the same subcontractors, inspections, equipment, utilities, and construction processes.

There is an important exception.

Log Home Guys can design and supply a smaller Cypress log cabin when it is being built at the same time as the customer's larger main home. We can also consider smaller cabins as part of a multiple-unit development.

Building the structures together allows subcontractors to perform work on both structures during the same project, coordinate inspections, and make more efficient use of labor, equipment, and scheduling.

Smaller companion structures can include:

• Guest cabins or guest quarters
• Pool houses
• Hunting or recreational cabins

42. Does Cypress Have A Natural Protective Oil In The Wood?

Yes. Bald Cypress contains naturally occurring protective extractives commonly associated with an oil known as cypressene. These natural compounds help explain why Cypress Heartwood has such a long-standing reputation for durability.

The USDA Forest Service specifically identifies cypressene as an oil extracted from Bald Cypress wood and states that it is believed to contribute to the wood's high natural resistance to decay.

But cypressene is only part of the story. Modern scientific research has identified additional naturally occurring compounds within Bald Cypress Heartwood that help protect the wood from termite attack.

In laboratory testing, researchers removed these natural compounds from Bald Cypress heartwood and then exposed the wood to Formosan subterranean termites. The termites consumed more than 12 times as much of the extracted Cypress heartwood as they consumed of the untreated heartwood. Researchers identified naturally occurring compounds including ferruginol, manool, and nezukol, with ferruginol and manool being the two most active compounds associated with deterring termite feeding.

Like other natural woods, Bald Cypress has its own distinctive natural wood aroma, particularly when the wood is freshly cut or worked. But the experience of living in a Cypress home is about much more than simply describing the scent of the wood.

Frank Lloyd Wright understood the importance of natural wood to the entire experience of a home. Wright had a particularly strong relationship with Cypress, using Red Tidewater Cypress extensively in his architecture, including at his own home, Taliesin. The Frank Lloyd Wright Foundation documents Wright's appreciation of Cypress for its beauty, distinctive grain, lasting durability, and minimal finishing requirements, and Wright referred to Cypress as “The Wood Eternal.”

Wright also understood that architecture is experienced through more than sight alone. The Frank Lloyd Wright Foundation has discussed the natural fragrances of wood and other natural materials in Wright's homes and the warm, comforting atmosphere they helped create. Wright's appreciation of the sensory character of his surroundings was significant enough that he wrote about what became known as “The Taliesin Sniff.”

44. Does Cypress Cost More Being A Premium Wood?

Yes. Cypress wood typically costs more than traditional woods like pine because it is a premium building material valued for its natural durability, resistance to decay, dimensional stability, and the distinctive appearance and character of Cypress Heartwood.

However, in most cases, the cost of a Heart-Cut Cypress log-home package from Log Home Guys can be comparable to, or only slightly higher than, a pine log-home package. One of the reasons is the way lumber purchasing and volume pricing work.

Lumber is commonly bought and sold by the board foot. Like many commodities and building materials, the price per unit can decrease when substantially larger quantities are purchased. Lumber suppliers and mills commonly offer volume, bundle, truckload, or negotiated wholesale pricing for larger purchases.

Log Home Guys specializes in Heart-Cut Cypress and sells only Cypress log-home systems. Because Cypress is our primary log material, we can estimate the volume of Cypress we expect to require and purchase substantial quantities through our supply chain. A company that primarily manufactures pine log homes may be able to special-order Cypress for a customer. 46. What Is Red Tidewater Cypress?

Red Tidewater Cypress is one of several names historically used for Bald Cypress. Other names have included Black Cypress, Gulf Cypress, Red Cypress, Tidewater Cypress, Swamp Cypress, and Southern Cypress.

Today, Bald Cypress and Southern Cypress are the clearest terms for identifying the wood. Terms such as “Red Tidewater Cypress” may sound like a different or superior species of Cypress, but they do not identify a separate premium species.
